This project is transforming a formerly derelict group home, comprised of two historic houses, into new affordable supportive apartments. The design responds to intensive engagement with local neighbours, heritage advocates, and local civic leadership. The new three-storey addition compliments and repurposes two mid-1800s brick houses into a cohesive program with 40 independent studio units (including 10 barrier-free units).
The development includes the existing two-storey houses, a three-storey addition, and a partial basement. Other features are shared common spaces, a third-floor patio, and landscaping with indigenous plantings. The entire development will be built to rigorous Passive House standards resulting in a low carbon footprint, increased comfort and reduced utility bills for tenants. The site is one block away from the heart of the Streetsville BIA and walking distance to the GO station and many other amenities.
A significant feature of the Streetsville redevelopment is the energy efficiency it provides, following the Passive House US (PHIUS+ 2021) standard, considered to be one of the most rigorous voluntary energy-based standards in the design and construction industry. This was particularly challenging as a quarter of the development is the renovation of the two existing heritage houses. A new PV solar array (designed by Zon Engineering) on the new roof will also help reduced the overall energy consumption of the facility. Overall, the project reduces site energy use by 57% compared to the 2015 NECB and the entire building has no fossil fuel connection.
