This six-storey mixed-use affordable housing development includes a new head office for Indwell, retail/office space, and a tenant common area sunroom and terrace on the top floor has expansive glass walls on three sides that overlook the city and the Niagara escarpment. Clad in a pattern of charcoal and white aluminum panels, the window locations were offset to create a dynamic façade. Mustard-yellow spandrel panels at the windows accentuate this pattern while wood-grain accent panels soften the façades.

 

The façade colours and other vibrant hues are used in the interior apartments and office spaces. Designed for flexible use of space, the 47 one and two-bedroom apartments (including ten barrier-free units), provide ample daylight and good views of both the escarpment and across East Hamilton.

Throughout the building, Invizij provided innovative energy-efficient design strategies including 5” continuous exterior mineral wool insulation, with a thermally-broken clip system to support the Alucobond cladding. The building was wrapped in an adhered air-vapor barrier to achieve minimal air leakage.
