We`re excited to share a little glimpse into yesterday`s airtightness training session for 204 Gage Supportive Housing, our project with Sacajawea Non-Profit Housing and Flourish Development Group --now under construction.

After carefully reviewing building science theory, air-sealing best practices, and construction details, we put our knowledge to the test by taping two test boxes with typical air barrier penetrations that might occur on the job site. We then pressurized the boxes and filled them with theatrical smoke to identify any leaks!

Building airtightness is important for an indoor environment. From improving air quality, to eliminating temperature fluctuations, to lowering energy bills--it is a key factor in occupant comfort and energy efficiency.

We have collaborated with the Building and Planning Departments, along with Tim Welch Consulting, to develop seven prototype housing designs. Informed by engagement sessions with community members and local developers, these permit-ready designs include four accessory residential units (ARUs) as well as duplex, triplex, and fourplex options that can be accommodated on most properties in Saugeen Shores.

These pre-reviewed designs—available through the City’s online catalogue—align with Saugeen Shores’ small-town character while meeting all requirements of the Ontario Building Code and local zoning regulations. By offering flexible, value-adding housing options and streamlining the approvals process, this initiative helps reduce delays and supports the creation of diverse, attainable housing in the community.

What a week!✨ Our small but mighty team of 18 has been busy this week, playing our part to design & build more affordable housing in Ontario. Here’s some of the highlights:

✨ We submitted a permit application for Indwell’s Stonehouse Apartments at the former Wentworth Baptist Church site in Hamilton (50 units)

✨ Indwell’s Health Service building in London received a building permit (96 units)

✨Sacajawea’s Learners Housing project on Dundurn was issued for Tender (31 bedrooms)

✨We issued addendum 4 for Indwell’s Balaclava tenders are closing next week (78 units)

✨Victoria Park Community Homes building at 525 Stonechurch was issued for tender (107 units)

✨We also worked on two more affordable housing RPFs

It was a wonderful night at the 21st biennial Urban Design and Architectural Awards on Thursday, and we were thrilled to receive the Chief Planner award for our City Housing Hamilton 55 Queenston project which created 40 homes for individuals & families and a YWCA childcare.

We were so pleased to celebrate this win at the RBG`s beautiful Rock Garden Great Room, and are grateful to everyone involved in this exciting redevelopment of the old City Motor Hotel site, adjacent to the Queenston Traffic Circle. This thoughtfully designed apartment complex is intended to facilitate densification of the East Hamilton community while also considering the evolving needs and requirements for new affordable and social housing. From the outset, the schematic design prioritized place-making and sustainability.

Another bright spot at the Hamilton Urban Design Awards was receiving an Award of Merit in the category of Civic Achievements for our Nih Dawin’Naa Affordable Apartments project!

In partnership with Sacajawea Non-Profit Housing and @smoke_architecture_inc , we transformed a former factory building into 15 apartments, plus two additional units in an adjacent duplex. Sacajawea’s mission focuses on providing affordable housing for Indigenous Peoples and families in Hamilton through property acquisition, renovation, and culturally grounded support. This project marks their third major building management venture. The name of the building, Nih-Dawin’Naa means “where we live” in Ojibwe.
